MISSED OPPORTUNITIES BY SOME REAL ESTATORS?

Dear Folks,

Currently i`m tearing my hair out at the current property situation..why?

Because a lot of Real Estate companies -with numerous unsold villas on their books-are selling the bargains but little else..

In a bad economic climate,what is the suggest to quickly sell?...REDUCE the price...

Indeed owners are immediately told to reduce the price IF they can`t sell it....this is -I would venture-somewhat naieve and no good to anyone really...the seller makes less..the agent makes less...

How can this be the best solution?

Sure,some villas are overpriced to start with,but astute developers are pitching the unique...all the "Toys"...and the unique can be PRICELESS for the right buyer...

IF I were a real estator I would try and sell the uniqueties of the property as opposed to state the obvious and take the client on a "tour"...(*some may do this..many don`t..)..In addition i would give feedback to the client and make the requisite suggestions..."Your villa isn`t selling BECAUSE..."..."What you need to do to increase chance of sale IS.."

Let me say this with absolute conviction..ANY villa over 3million Euros that DOESN`T have all the toys is struggling before the picture of it goes on that real estators website...

Todays high end buyer WILL pay top dollar even in today`s market IF that property can be seen to be "special"...

This is well known in the U.S...it needs to be more embraced in Europe ...

We are fortunately-very busy,but our business has been gained by hard work and quality of work/service..we are not sitting twiddling our thumbs lamenting the market....

Frankly I am stunned that an easy opportunity for commission business is being lost by Real Estators not making the right suggests to the client to hold the property price and increase the chance of sale by inserting "x"..?

What makes more sense..spending 50k to get 4million or losing 200k on the asking price because you don`t spend 50k?

And anyone that doesn`t think a great basement entertainment area..or custom cinema..or even muti room a.v. distribution and Home Automation-or ALL these things, doesn`t increase the chance of sale is completely mental.

The very best homes have ALL these things-and this in great part justifies the "unique" price....

So MY aim is to make ALL these properties over 1million offer perceived value to the buyer of something far more expensive...to increase the chance of sale..BY..successful technological development...that`s what we are talking about....

.The proof of the pudding?...There are NO properties languishing on a real estators website without at least much interest, that have a Projectiondreams Cinema in them..funny that eh?

So if the cap fits..to those real estators that offer no ingenuity other than "You need to drop the price"..WAKE UP.....grasp the opportunities...work with Projectiondreams and let us help you and your clients MAXIMISE the sale...we shall ALL earn more money...
